I know what you are thinking - why are you thinking about your deck - finish your master bedroom!!! I am, I am, I promise!

The truth is, when we decided to stay in the house I knew the deck had to be redone. It's my favorite part of the home and something I've wanted to tackle for years. After all - when we bought this mess of a house 7 years ago it was because of the decks and the view. The rooms were a bit small, the playroom was an odd shape and the finish out was terrible. But the view. The view was (and is) amazing. And, after all of this time, I never get tired of the view. I spend at least some part of my day - every day - on the back deck.

I have a confession to make - I listed my house for sale 2 weeks ago. I fell in love with a house I showed my clients and convinced myself (and family) we needed to move. I got to work wrapping up projects so we could list it. Everything was finished, we took pics and put it on the market. The first 2 showings received incredible feedback from the buyers and both were interested in buying it. Instead of getting excited, I felt a little bummed.

You see, I've been so busy with real estate and, quite frankly, was so burned by Lubbock that I just didn't have it in me to DIY. I decided that I needed to finish projects but didn't have the "want" to do it. So I decided to hire a GC. They were installing the crown in my half bath and redoing my stairs. Total cost: $550. Not cheap, but better than doing it myself.

The Flipping Files: Delays, delays, delays

Hi all! I just returned back from our flip house and wow. 

We officially closed on the house on 1/5/16. Because the home was my cousin's we were able to do a bit of demo prior to closing. Thank goodness! We knocked quite a bit out the week before Christmas and then things just stalled. Between Christmas and New Years, I knew we were in for delays. What I didn't expect was a freak blizzard that shut the city down for a week! It was the craziest thing! And what happens when a city gets shut down for a week? All construction gets pushed back for two weeks. Ugh.

We have our first house to flip!!! It's probably one of those once-in-a-lifetime opportunities - we had a relative who wanted to get rid of a house that sat vacant for years. While left vacant, there was a water leak and vandalism and the place is in bad shape but man is it an amazing house!!! It's got so much character and such amazing detail. I'm beyond excited to work on it! The kicker in all of this? It's 6 HOURS AWAY!
