The Flipping Files: And So It Begins

Hi all! I'm finally back and boy is there a lot going on!

Keira's appointment at the Mayo Clinic was decent. Her valve is starting to show signs of failure, but there is no need for concern as of now. We did find out, however, that she suffered from several strokes when she was a baby and we think that is contributing to her working memory issues. We go for more testing in February to get the complete testing.

The construction remodel I've been doing for the last few month is 9 business days from complete. Woo hoo!

And the awesome news?!? We have our first house to flip!!! It's probably one of those once-in-a-lifetime opportunities - we had a relative who wanted to get rid of a house that sat vacant for years. While left vacant, there was a water leak and vandalism and the place is in bad shape but man is it an amazing house!!! It's got so much character and such amazing detail. I'm beyond excited to work on it! The kicker in all of this? It's 6 HOURS AWAY! Yep - not only am I flipping my first house, but it's on the other side of the state! Luckily we have a good GC and crew taking care of business. I plan to head up once a week to check status.

I've spent the last three days meeting with the relative and contractors and things are starting to move along. We start demo in the next day or two and I am super excited!!! I'm sure you are all dying to see how it looks...Check it out!

For those of you who love all things flipping, here are the details:

Purchase price: $38,000
Budget: $60,000
Fees: $12,000
Time line: 4 - 6 weeks

If things follow the comps in that area, we stand to make roughly $48,000 - which would be AWESOME, but we all know how that goes.

So there we are. I'll be drawing up floors plans and design ideas the next few days and, of course, blogging it all along the way!!
